Shingle problems we repair on Bryant, AR roofs

Wind, hail, and the rest of Arkansas weather, along with age, damage a shingle roof in a few usual places. Lifetime Construction Builders repairs each of them.

Where shingle roofs fail

  1. Lifted or unsealed tabsWind breaks the tar strip that glues each tab down. CertainTeed's resealing bulletin says a broken seal won't stick again with its first strength, so the tab needs hand-sealing with asphalt roof cement.
  2. Missing or creased shinglesA shingle that blew off or folded back leaves the nails and underlayment open to rain. A creased tab usually has to be replaced rather than resealed.
  3. Chimney, wall, and vent flashingFlashing is the metal that turns water away where the roof meets a chimney, a wall, or a vent pipe. InterNACHI notes flashing lasts a long time, but its connections tend to fail.
  4. Step flashing along a wallArkansas's residential code calls for step flashing at least 4 inches high and 4 inches wide where a roof meets a wall.
  5. Valleys and ridge capsValleys carry the water from two slopes, and hail can crack ridge caps.
  6. Soft deckingWhen a leak has soaked the plywood decking under the shingles, Lifetime replaces the soft section as part of a larger repair.

Signs you can see from the ground

  • Shingles or tabs missing after a windstorm
  • Tabs that flap or curl up at the edges
  • Shingle granules collecting in your gutters
  • A ceiling stain near a chimney, wall, or vent pipe

Signs of an aging shingle roof

  • A 3-tab roof near 20 years old, by InterNACHI's chart
  • An architectural shingle roof near 30 years old
  • Shingles that crack instead of bending
A small leak gets bigger

Water that gets past the shingles, the top layer of the roofing system, soaks the plywood decking. Soft decking turns a small shingle repair into a larger section repair.

Before you book a shingle repair

Homeowners ask these three things first.

How long does a shingle roof repair take?

A few hours, and most are done the same day. Lifetime Construction Builders gives you the free inspection and written estimate first, so you know the price before work starts.

Can you replace just a few shingles?

Yes, when the rest of the roof is sound. After hail, TAMKO advises against replacing only the visibly damaged shingles and suggests a full inspection. Lifetime Construction Builders' inspection is free and tells you which case your roof is.

Will insurance pay for shingles that blew off?

It depends on your policy. Wind is a covered peril in most homeowners policies, but the deductible, the loss-settlement wording, and any roof age schedule decide what the adjuster approves. Lifetime Construction Builders helps with storm damage claims at no extra cost.

What asphalt shingle repair costs

Lifetime Construction Builders charges a mid, fair price for shingle repair, written down before any work starts.

A new roof in Atlas shingles runs $10,000 to $25,000, so a sound roof with one damaged area is worth repairing before you price a full replacement.

Metric and English shingles can't be mixed

Shingles come in metric and English sizes, and TAMKO says the two must not be mixed on one roof, for both looks and performance.

New shingles stand out at first

Your old shingles have faded in the sun, and TAMKO notes color varies between production runs. Arkansas has no law making insurers replace undamaged shingles for a match, so your policy's wording decides.

Shingle roof repair questions from homeowners

Answers on sealing, warranties, licenses, and when to replace instead.

To talk it through, call the desk 24/7(501) 307-1440
Do lifted shingles reseal on their own?

Not fully. CertainTeed's resealing bulletin says a broken seal won't stick down with its original strength, and dirt weakens it with each cycle. A lifted tab gets hand-sealed with asphalt roof cement, and a creased one gets replaced. Lifetime Construction Builders looks at lifted tabs for free.

Will Flex Seal or caulk stop a shingle roof leak?

It isn't the fix shingle manufacturers call for. The asphalt roofing trade group, ARMA, calls for hand-sealing with an approved asphalt roofing cement. A spray patch can also hide where the water really gets in. Lifetime Construction Builders finds the leak at a free inspection.

Does a shingle repair come with a warranty?

New Atlas shingles carry Atlas's own product warranty. For Atlas Pinnacle Pristine, that's the Atlas Lifetime Limited Warranty, 10 years non-prorated, for the original owner of a single-family home. Atlas excludes hail and tornado damage, so storm repairs go through your insurance. Lifetime Construction Builders is an Atlas Preferred Contractor, and the repair itself is backed by our lifetime transferable warranty.

Should I repair or replace my shingle roof?

Repair when the damage sits in one area and the shingles aren't brittle. InterNACHI puts 3-tab shingles at about 20 years and architectural at about 30. Near that age, TAMKO notes shingles can crack when the ones around a repair are lifted. Lifetime Construction Builders' free inspection tells you whether your roof needs repair or replacement.

What is the 25% rule for roofing?

It's a Florida building code rule: once more than 25% of a roof is repaired in 12 months, the whole roof section must meet current code. Arkansas's residential code doesn't carry it. Lifetime Construction Builders repairs shingle roofs under Arkansas's code.

Does a roofer need a license in Arkansas?

Yes, for jobs over $2,000. Since January 1, 2022, that work needs a Residential Roofing Registration from the Arkansas Contractors Licensing Board and a $15,000 surety bond. Lifetime Construction Builders, a Bryant roofing contractor, holds Arkansas contractor license RR0540591024, $1M general liability, and $2M workers' comp.

Do you charge to come look at a few shingles?

No. Lifetime Construction Builders gives every caller a free inspection and written estimate. HomeGuide lists roofers' minimum service fees elsewhere at $150 to $300, just to come out.
