Signs your Bryant, AR flat roof needs repair

A drip on a ceiling tile is usually the last sign of a flat roof leak. Water travels under the membrane and through the insulation, so it can come out far from the hole.

What to look for on the roof and inside

  • Water stains or drips on ceiling tiles
  • Water still standing on the roof 48 hours after the rain stops
  • Seams that are open or lifting
  • Punctures from foot traffic during HVAC service or maintenance
  • Loose flashing at curbs, parapets, and drains
  • Soft spots underfoot, which can mean wet insulation
  • Aging EPDM shrinking and pulling away from walls and curbs

The National Roofing Contractors Association calls water that's still there after 48 hours ponding. It usually comes from clogged drains or scuppers, a sagging deck, or too little slope for drainage.

Why a patch over the drip keeps leaking

A patch where the stain shows misses the place the water gets in, so the roof leaks again at the next rain. Finding the leak is part of every commercial roof repair we do, and the inspection is free.

How a commercial roof repair works, step by step

Every repair follows the same five steps, from your call to the cleanup.

  1. 1

    You call (501) 307-1440

A person answers 24/7 and can schedule your free inspection. For an active leak, a crew comes out the same day, within a few hours.

  2. 2

Free inspection to find the leak

We trace the water back to where it gets in, which is often away from the stain inside the building.

  3. 3

A written estimate before any work

You get the scope of the repair and the price in writing before we start, and it doesn't change once the work begins.

  4. 4

    Membrane or flashing repair

Our crew repairs the membrane or the flashing that failed and replaces any wet insulation the estimate lists.

  5. 5

    Cleanup before we leave

The roof and the ground around your building get cleaned up before the crew leaves.

What commercial roof repair costs

Most commercial roof repairs run $500 to $4,000, and large membrane sections can run more.

Three things set the price: the membrane type, how much wet insulation has to come out, and the size of the section. Hail or wind damage may be covered by your policy, and we help with the insurance claim at no extra cost .

What the price includes

The TPO, EPDM and PVC roofs we repair

TPO, EPDM and PVC are the three single-ply membranes we install, and the repair depends on which one your building has.

TPO membrane

TPO is a plastic single-ply membrane whose seams are heat-welded into one sheet. Older TPO has to be scrubbed and cleaned before a patch will weld to it.

EPDM rubber

EPDM is a rubber membrane whose seams are glued or taped. Seam repairs use primer and seam tape, and the prep work decides whether they hold. How TPO, EPDM and PVC compare

PVC membrane

PVC is a single-ply membrane with heat-welded seams, like TPO, and it resists grease and chemicals. A patch is welded on with hot air once the old sheet around the damage is cleaned.

Commercial roof repair questions

Building owners and property managers ask us these most.

Have another question? Call (501) 307-1440.

How long does a commercial roof repair take?

Most leaks are fixed the same day. Replacing a section of membrane takes Lifetime Construction Builders 1 to 2 days, depending on its size and how much wet insulation has to come out.

Can a leaking flat roof be repaired instead of replaced?

Often, yes, without a full replacement. Lifetime Construction Builders repairs the membrane or flashing that failed. Arkansas code doesn't allow a new roof over a water-soaked one, so soaked insulation comes out before anything goes on top.

Will insurance pay for hail damage on a flat roof?

Sometimes. Many commercial policies leave out cosmetic hail damage that doesn't let water in, and wind and hail deductibles are often 2% to 5% of the building's value. Lifetime Construction Builders helps with the claim at no extra cost.

Do you install new commercial roofs too?

Yes. Lifetime Construction Builders installs TPO, EPDM and PVC roofs on commercial buildings when a repair isn't an option. The commercial roofing page covers that work.
