Signs it's time for a metal roof on your Arkansas home
A free roof inspection from Lifetime Construction Builders checks for these signs, whether your existing roofing materials are asphalt shingle or metal.
Quick answers about metal roof installation
How long does a metal roof installation take?
An R-panel roof takes 2–4 days and a standing seam roof 3–7 working days with Lifetime Construction Builders, tear-off included. Your roof's size and complexity set where your job falls in that range.
Can a metal roof go over my shingles?
Code allows it only over one dry, sound layer. Arkansas's residential code, based on the 2021 International Residential Code, sets that limit. Lifetime Construction Builders' metal roof price includes tearing the old roof off to the decking.
Is a metal roof loud in the rain?
Not over solid decking. Laid over decking, underlayment, an attic, and insulation, a metal roof is about as quiet as asphalt shingles, Metalcon reports. The loud ones are panels screwed to open framing on barns. Every Lifetime Construction Builders metal roof goes on over underlayment.
Will hail dent a metal roof?
It can. NOAA records 291 hail events in Saline County, 195 of them an inch or larger. A UL 2218 Class 4 panel won't crack from a 2-inch steel ball, but it can still dent. Some policies call dents cosmetic, so ask your agent before Lifetime Construction Builders orders panels.

How we install a metal roof, from inspection to cleanup
Your metal roof job runs in six steps, from the free inspection to the nail sweep.
- 1
Free roof inspection
Jon Speer meets you at your home to look over the existing roof, measure it, and talk through standing seam and R-panel with you.
- 2
A written estimate with a price that holds
Your estimate is built from the panel type, the gauge, the paint system, the roof's size and complexity, and the tear-off. The price on it doesn't change.
- 3
Tear-off to the decking
The crew strips the old roof down to the decking, so the new roof doesn't sit on top of worn shingles.
- 4
Underlayment over the whole deck
Underlayment goes down over the full roof deck before the first metal panel does.
- 5
Metal panels and trim
Standing seam panels lock onto hidden clips, so no screw goes through the face. R-panel is screwed through the face, with a gasketed washer under each screw. Trim finishes the eaves, rakes, valleys, and ridge.

Cleanup and a nail sweep
The crew cleans up the job and runs a nail sweep across your yard and driveway before leaving.
The first step costs nothing.

Lifetime Construction Builders charges a mid, fair price for metal roofing, and the number on your written estimate is the number you pay.
Metal vs. asphalt shingles: the cost comparedTypical prices for a home
- R-panel (exposed fastener) metal roof$12,000–$22,000
- Standing seam metal roof$20,000–$38,000

Metal roof panels: standing seam, R-panel, steel, and paint
The panel you choose sets the look, the upkeep, and most of the price of your new roof.

Standing seam
Standing seam runs flat panels from eave to ridge, joined at raised seams over hidden clips. It's usually 24 gauge, and it looks like a house roof rather than a barn's.
Usually 24 gauge · hidden clips · no exposed screws
R-panel (exposed fastener)
R-panel is a ribbed panel screwed through its face, the same panel used on metal buildings and carports. It's the lower-cost metal roof, but every screw is a hole in it, so plan on a screw check at 10–15 years.
26 or 29 gauge · ribbed profile · exposed screws
Galvalume steel and Kynar paint
Galvalume is steel coated with an aluminum-zinc alloy. The panel manufacturer's warranty typically covers Galvalume against rust-through for 20–25 years and Kynar (PVDF) paint for 35–40 years. Kynar is the high-quality finish that holds its color longest; SMP paint costs less. Neither warranty promises the roof won't leak, and the exact years depend on the manufacturer. On top of the panel maker's, every installation is backed by our lifetime transferable warranty.

The desk answers the phone any hour if your question isn't here.
(501) 307-1440How long does a metal roof last?
Often 40 to 60 years or more, the Metal Roofing Alliance says, two to three times as long as asphalt shingles. A free roof inspection from Lifetime Construction Builders tells you how much life your current roof has left.
Will a metal roof lower my homeowners insurance?
It depends on your insurer. Some discount metal roofs, and Arkansas's Act 427 of 2025 requires insurers to offer discounts on homes built to the IBHS FORTIFIED Roof standard. Get your agent's answer before Lifetime Construction Builders orders panels.
Does a metal roof attract lightning?
No. Lightning goes for the highest point nearby, not for metal, according to Metalcon, and steel panels won't burn. Lifetime Construction Builders installs both standing seam and R-panel steel roofs.
Will you help with an insurance claim on my roof?
Yes, at no extra cost. Lifetime Construction Builders helps homeowners with the insurance process after storm damage, and the roof inspection is free.
What if a storm opens up my roof before the new one goes on?
Call (501) 307-1440. A person answers 24/7, and Lifetime Construction Builders sends a crew the same day, within a few hours, to cover the roof.
Do you repair metal roofs too?
Yes. Lifetime Construction Builders repairs metal roofs as well as installing new ones, starting with the same free inspection and written estimate.
Who answers when I call?
