Will Flex Seal stop a leaking roof?

Common leak sources on a roof, and how we fix them
Most roof leaks start where the shingles stop: around a chimney, along a wall, down a valley, or at a vent pipe.
Chimney and wall flashing
Flashing is the metal that seals the joint where the roof meets a chimney or wall. Arkansas building code (the 2021 IRC) calls for step flashing at least 4 inches high and 4 inches wide. A kickout at the bottom turns water away from the wall. Where old flashing has pulled loose or rusted through, we reseal or replace it.
Code minimum for metal flashing: 0.019 inch thick and corrosion resistant (IRC R903.2).
Valleys
A valley carries the water from two slopes, so it's often the first place to leak in a hard or wind-driven rain. Metal valley flashing runs down the valley under the shingles to carry that water off.
Pipe boots and roof vents
A pipe boot is the rubber collar around a plumbing vent, and the rubber dries out and splits with age. Ridge vents and gooseneck vents leak where their seals or nails fail. The solution is a new boot, a new collar slipped over the old one, or a new vent. On a metal roof, leaks start at the screws and seams, so we re-screw fasteners and reseal seams.

Why does my roof leak only when it rains hard?
Heavy rain finds weak spots light rain doesn't: a valley that overflows, gutters that back up, or flashing that handles a drizzle but not a downpour. Wind can also blow rain backward into a vent. Lifetime Construction Builders checks each of those spots during the free inspection.
